Last Tuesday, I had a site viewing appointment in Lumiere Residences, Pasig Boulevard corner Shaw, with one of my old DMCI Homes' clients who already got a property in Taguig. The traffic in Metro Manila was forgiving that day so I arrived a lot earlier than my client. While waiting, I took out the computations and project summary I prepared the night before and reviewed them, then I went from one model unit to another. When my client arrived, we had the tour, discussed his unit options, and payment terms.
So why did we pick Lumiere for the tour? Because the client is looking for a ready for occupancy property within Pasig - Mandaluyong area. Lumiere is not yet RFO, but the project's first building will be turned over this 2017.
As mentioned in the title, the dilemma of my client is that he wants a ready for occupancy unit that's not a "leftover."
Below are My 3 Tips If You are Having the Same Dilemma:
1. If you wish to have the privilege of being one of the very first buyers to choose, reserve a pre-selling property at the launching day. It's the only way.
2. But if you really, really need a ready for occupancy unit, keep an open mind. You might not get that facing amenities unit or that atrium unit that you originally want. Most of our bestselling projects are 80% to 100% sold at their pre-selling stage. To fulfill your property goals on time, assess your needs and adjust your wants.
3. When the project that you want is already sold out, consider our other equally beautiful projects with available units. You may also get a reopened unit. But due to the random nature of reopening, I only recommend this to the go-getters ("aggressive" buyers) who still have some time to wait.
